A Bath luxury boutique bed and breakfast with the potential to be “a very profitable business” has come onto the market.
Dorian House, a large, converted Victorian house in Upper Oldfield Park, pictured, is being sold by property agents Christie & Co off a guide price of £2.5m.
The property, which has14 en-suite guest bedrooms, has annual net sales in excess of £500,000, according to Christie & Co.
Described as a stylish Victorian villa with stunning decor, eclectic Asian antiques and contemporary art collection, it was originally built in 1860.
It also has a Japanese garden containing a self-catering lodge with double bed along with separate, two-bedroomed accommodation for is owners.
Christie & Co hotel broker Sam Roberts said the property benefited from excellent online reviews, including an average score of 4.8 out of five from 223 Google reviews and 9.1 out of 10 from 1,374 reviews on booking.com.
He said these gave a new owner an “enhanced reputation and established client base on which to continue to build this fantastic business”.
He added: “Rarely does a turnkey, profitable, going concern opportunity present itself to the market.
“The business currently operates under management, however a more hands-on operator could make significant cost savings and, along with the on-site owner’s accommodation, could create a very profitable business.”
Dorian House’s freehold was bought by Bath-based hoteliers Tim and Ros Forester seven years ago for off a guide price of £1.95m. The couple had previously owned Bath’s Duke’s Hotel.
