One of Bath’s largest office buildings is to be upgraded to take account of new ways of working post-Covid.
Royal Mead, pictured, next to Bath Spa station, will provide 24,700 sq ft of Grade A accommodation when work is completed in April next year.
The building’s owners described the £4m work as a “comprehensive overhaul” which will put an emphasis on ESG (environmental, social and governance) factors.
Royal Mead managers Alchemy Asset Management, which is undertaking the work on behalf of the building’s owners CBRE Global Investors, is targeting a BREEAM ‘excellent’ accreditation and a rating by Fitwel, the international award scheme that showcases the role working environments play in employee wellbeing.
Alchemy Asset Management also hopes to secure a ‘Platinum’ rating from certification group CyclingScore with new features including high-quality showers and extensive bike storage.
Alchemy Asset Management director Guy Bishop said: “With Bath lacking any significant supply of contemporary office accommodation, and with ESG and wellness being key priorities in occupier’s minds, we expect the repositioned Royal Mead to be well received.
“As companies return to the office later this year, there will be a ‘flight to quality’ and Royal Mead will certainly deliver on this.”
Knight Frank and Lambert Smith Hampton have been retained as joint letting agents on the scheme.
Knight Frank partner Martin Booth said: “With its central location and amenity-rich environment, Royal Mead will prove hugely appealing to occupiers seeking to attract employees back into the office.
“The proximity of both the railway and bus stations, together with the outstanding retail and leisure facilities which Bath offers will prove a huge draw.”
