A unique building on the outskirts of Bath city centre most recently used as a furniture showroom has been put on the market as a prime investment opportunity.
National property agency Carter Jonas is seeking offers in excess of £2.75m for The Depository on York Place, London Road, pictured.
The firm is selling the prominent, 15,537 sq ft, three-storey freehold property, which dates from the early 20th century, on behalf of private clients.
Originally a storage facility for house valuers, auctioneers, removals and contractors Fortt, Hatt and Billings, the high-profile building has been converted into a showroom and, over the years, has been home to several furniture retailers.
Available with vacant possession, subject to planning, there is a possibility for the building to be converted to a mixed-use scheme with scope for a substantial roof terrace with views over Bath.
The site also includes a separate warehouse, providing an additional 4,857 sq ft of space, and a car park situated between the two buildings.
Carter Jonas said The Depository was just a few minutes’ walk from Bath’s artisan quarter centred on Walcot Street and is close to the city centre.
It is also just outside Bath’s recently introduced Clean Air Zone.
Carter Jonas commercial partner Philip Marshall said: “The Depository is a unique investment opportunity, rarely available in the Bath market.
“Having accommodated several furniture brands, it is a well-known landmark that combines an impressive façade with an airy layout and large floor plates, offering huge scope to a buyer looking to re-imagine the space as a mixed-use scheme.
“For a forward-thinking investor, its design, scale and location will be a huge draw, and we expect strong levels of interest.”
