Lack of development schemes puts industrial site in the spotlight

A six-acre industrial estate with development potential has come onto the market – with property agents saying it could help plug the shortage of suitable schemes in the area.

The site on the outskirts of Frome has a range of buildings totalling 32,500 sq ft including offices, warehousing, workshops and a showroom.

It is currently occupied by agricultural and engineering group T H White, which is relocating the operation to another site in the town.

But the Bath office of property agents Carter Jonas, which has been appointed by T H White to market the site, believes has big potential and would provide perfect accommodation for occupiers looking for industrial/storage space with a retail/trade counter element.

It points out that, with the lack of speculative industrial development over the past 10 years, industrial supply in the West of England is at an all-time low while available stock has depleted by 50% over the same period.  

The site also includes a house and a yard area as well as an open area of land. It has been granted outline planning permission for residential re-development as an alternative to industrial use.

Carter Jonas associate partner Alison Williams said: “The South West of England has a huge shortage of available industrial stock, making this a desirable opportunity for occupiers looking for warehousing accommodation with the added bonus of a retail/trade counter element on a site of over six acres.

“The site is also future proofed by having an outline planning consent for residential redevelopment, which should prove attractive to both owner occupiers and investors.”
