Major regional residential property award for pioneering low-carbon housing scheme in Bath

A development of affordable and energy-efficient family homes in Bath has won a prestigious regional property award.

The St Joseph’s Court scheme on Sladebrook Road in Southdown, pictured, topped the Residential Project of the Year (35 homes and under) Year category at Michelmores Property Awards, which have long championed sustainability and innovation, and place environmental and socio-economic values at the heart of its judging criteria. 

The nine-home development was praised by judges, who said it creatively delivered a compact layout that responded “sensitively, yet playfully” to the local context, streetscape and topography while knitting into the existing neighbourhood.

The former St Joseph’s Church site was acquired by Aequus, Bath & North East Somerset Council’s construction and development company, from the Diocese of Clifton in 2018, with construction of the six three-bedroom, semi-detached houses and three four-bedroom, detached family homes starting two years later.

It was built to AECB Energy Efficient Building Standard, which reduces overall CO2 emissions by 70% compared to the UK average for similar buildings.

The houses also have a range of energy-efficient measures, including rooftop solar panels, air-source heat pumps, mechanical ventilation and heat recovery alongside electric vehicle charging points. 

The Michelmores Property Awards, which are now in their 21st year, were presented at a ceremony and gala dinner at Exeter’s Sandy Park Conference Centre.

The awards have long championed sustainability and innovation, and place environmental and socio-economic values at the heart of its judging criteria.

The evening was hosted by comedian Lucy Porter, with the 11 categories celebrating outstanding property and construction projects across the South West.

A new Regeneration Project of the Year category to recognise the growing number of refurbishment schemes taking place across the South West was won by the Neighbourhood North office scheme in Bristol, which adopted a ‘reuse over rebuild’ approach to redevelopment.
