The real estate team in the Bath office of regional law firm Royds Withy King has helped a city-based service station operator sell one of its sites to BP.
The lawyers acted for the directors of Flying Visit on the sale of Texaco-branded Bathway Service Station near Beckington, pictured.
The forecourt is on a busy roundabout served by the A361 from Trowbridge to Frome and the A36 from Bath to Warminster and is passed by 27,000 vehicles a day. A nearby Starbucks and a Travelodge also increases footfall.
Flying Visit, which also owns Westacre services near Salisbury, bought Bathway in 2008. The firm recently obtained planning permission to demolish and re-build the on-site store, creating a larger 3,000 sq ft trading area to meet growing demand.
While waiting for the plans to be approved, the firm approached specialist business property adviser Christie & Co’s Bristol office to find a potential buyer.
BP successfully secured the forecourt for an undisclosed sum after a competitive bidding process and plans to open a M&S Simply Food store and Wild Bean Café later this year.
Royds Withy King real estate team associate Richard Gorham, pictured, said: “We are very pleased to have helped Flying Visit with the Bathway sale, having worked with them for a long time and acquired the site for them.
“The transaction was a relatively smooth and straightforward one, with planning permission already in place to allow BP to demolish and rebuild the shop.”
Royds Withy King worked closely with Christie & Co to manage the competitive bid process and negotiate the deal with BP.
Christie & Co retail team associate director David Morris said: “This is another great forecourt in an excellent location that BP will be adding to their growing estate in the South West.
“The site offers good potential and captures both a transient and local customer base. It is a credit to the directors of Flying Visit that they identified the site’s potential and put in for planning to optimise the store.”
Royds Withy King employs more than 480 staff across its offices in Bath, Swindon, Oxford and London in specialist areas such as commercial, private client, personal injury and clinical negligence practices as well as real estate.
